Understanding what to expect during and after a house wash by AquaPro
Houses are much more complex than most people realize, after all we have instectors whom use a 25 page inspection report as a tool to determine the quality of homes. Houses all have different characteristics, different builders and built with different materials. All materials react differently than each other to weathering and the growth of foreign materials mold, mildew, algea, etc.). Surfaces begin to oxidize and breakdown and the foreign substances begin to grow into and under the paint.
Soffit, Fascia, Windows and Door Trim
Most surfaces will come completely clean with a general housewash. Some soffit (mostly vented) is difficult to rinse due to the tiny holes included in the materials which allow air movement to the attic to cool the roof system. While air has been traveling through these areas for many years, dust and dirt have been settleing within this surface as well. When we clean theses areas, the water will pull the dirt out of the soffit as the surface drips and dries, even after we have left. This does not happen very often, however, we fell it's necessary to tell our customers up front about what could happen.
During the cleaning process we use the same methods on nearly all homes and normally the results portray a clean and fresh surface. We have had very few situations in which the oxidation was bad enough that during the cleaning process a small amount of oxidized paint was removed from the surface. This is a possibility and is very hard to determine until the surface is actually cleaned, these surfaces tend to be cheaper metals and over 15 years old. We have never seen metal under 10 years old become affected by our cleaning process.
Most fascia will come completely clean with a general housewash. Some fascia can be a little difficult to clean depending on the age of the material and bran installed. Most fascia will look like new when we are completely finished. Fascia with extreme oxidation may experience some paint removal during the cleaning process. This occurs due to the cleaning agents cleaning all loose materials and the oxidation sometimes is all which is left of the painted surface. This only has occurred a couple times in 15 years of work.
Streaking
All houses are different in many ways, the way the wind blows towards them, the amount of sunlight which hits them as well as the bugs and debris which makes their home within them. It is nearly impossible to predict what is behind the surface (siding) of each home without a lengthy and costly inspection leading up to an estimate. With this in mind we have included a photo of what could occur when you have bugs and debris built up behind your siding. We continue to rinse these areas as we clean the remainder of the surfaces. If you would notice this after an AquaPro technician has been to your home, contact us and let us know and you can simply spray these areas lightly with water and the drainage should wash away. We apologize for any inconveniences and wish there was a better way to forsee this.
House Wax
To keep the siding looking new for longer periods of time, a wax mix should be added to the cleaning process which will help the vinyl resist the growth of mildew as well as reduce the amount of dirt that sticks to the siding. Adding the wax into the cleaning process will save you money and help your home win the battle against dirt, algae and especially mildew for a longer period.. It will also protect the vinyl siding from the elements of nature; think of it as if you were applying wax to your car to protect the finish. You wouldn't want to skip that step for too long or the finish will start to look discolored and everything that touches it sticks, that is the same effect that happens to your home.
The only catch to applying a wax mix to help protect your home is finding out what type of wax should be used and what the proper mix ratio is. Power washing professionals protect their mixture formulas as highly regarded secretes of their business. And unless you know a pro, chances are you won't get any of them to tell you. Another alternative would be to hire a cleaning contractor that cleans siding properly and save yourself the effort.
